One thing I would never do (not at all saying this is the case for you Gee) is imply in the listing that you are really hard up for money. I often see ads saying "My car broke down, need cash now!" or "Just had major surgery, need money for bills" and wonder what the seller is thinking. You might as well put "I am desperate for money, please lowball me because I'll probably take it" (sadly enough I've seen ads saying that almost verbatim).
We all might have to sell things from time to time to take care of other obligations, but you never let potential buyers know that. If you need things to move fast list them at a slightly lower price and they will move.
